You must be an owner to join, you will be verified prior to the registration link being sent. You will be required to log into the page to access the information on the page. Update for June 9, 2022

There will be an owner's meeting held on Saturday July 9th, 2022 @ 10:00 A.M. central time. There will be a google form for signup, it is imperative that we have all who are attending to sign up prior to July 1, 2022, so that we have an accurate count of who is attending.  We will all remain respectful to everyone in the discussion. You will each have an opportunity to introduce yourselves and then have 2 mins to voice your question/concerns and the BOD will address before moving to the next person. Please be courteous and not speak over one another as this will be an interesting way to hold a meeting, we want everyone to feel heard and respected. Please listen to all questions and try to avoid repeating questions and or concerns as time will be limited and we want to get to everyone.  All the Nuisance code violations have been corrected and we are ready for the inspection on Monday morning for these items ONLY.  After discussion between BOD members the following was decided: 2023 Maintenance Fee's will be increasing from $625.00 to $795.00 There will be a special assessment fee assessed based off the recommendations of the engineer repair cost estimate, he will be coming in the morning for initial walkthrough, June 10th, 2022, unless it is raining in that case, we will have to reschedule. As soon as his report is complete, we will let you know what that Special Assessment will be. It will be like all other assessments and will be per unit/week not by owner.  Thank you. 

Update for May 26, 2022

The BOD and the staff have been working hard to satisfy all of the violations set forth by the Building Inspector. The list of all items, as supplied to us for correction, was completed by the staff. This allowed us to plan a date to open. The date selected was June 3rd. The pools would be ready by then and the opening was to be the big news in today's update. However, SBLR still had to pass the final inspection and that inspection was scheduled for Wednesday. 


The inspector arrived for the appointment with the Code enforcement officer. Code enforcement was not expected, nor had we been told he was coming. We were told by the building inspector that by simply blocking the steps to the B building decks and by correcting the shortlist of violations we would be allowed to open. Code enforcement then stated that we would have to repair the decks before we could open because we would not have the proper number of stairways to evacuate all the people in all the units in an emergency. This was again not what the building inspector had said. The entire property was looked at to include all of the railings, vinyl fencing, pools, pool fencing, dock, etc... Lashieka then inquired as to why the code enforcement inspector was there and was told that his presence was triggered by a request for the final inspection; however, during the conversation it became apparent that an individual with knowledge of SBLR had complained to the inspector's agency. The inspection continued and Lashieka was asked who the CAM was, and she told him a CAM was not required for SBLR. She was then asked for my address, e-mail and phone number by Code enforcement, all violations are being sent to me as the manager along with a formal letter giving direction as to what needs to be done. 


Also, the city officials informed us that the constructed firewalls had not been inspected before the walls had been closed during restoration work. There is some dispute as to whether the contractor failed to call for the plumbing and mechanical inspection (also enclosed in the walls) and the firewall inspection. Discussion about cutting holes in the walls ensued, Lasheika brought to their attention that on the permit issued by their office the permit was given with no conditions. We have reached out to the contractor and requested documentation that these documents were submitted to the City of Ft Walton Beach. The contractor was called, and the inspector and the contractor had a very heated discussion to which no resolution was found, without the proof of items requested neither of them was willing to concede. 


Now we have had someone coming on the property after dark and avoiding the cameras Vandalizing fences, and fire alarms, and undoing the work that Lashieka and Tatiana have been shedding blood, sweat, and tears to get ready for inspections and opening day. These things were noted as violations by the inspectors. 


The bottom line is that more things out of our control are preventing us from moving forward Lashieka, Heather, and I have worked to bring the opening to reality only to have multiple obstacles thrown at us with each phase of this project, these things are no fault of ours and add to the aggravation and frustration we have ALL had over the last couple of years. We have faced your anger and upset and that accomplishes nothing more than hard feelings and creates an unfounded mistrust. No one would work as hard as our 2-person staff for what they are paid. We will post more information as the City of Fort Walton Beach makes it available to us and as we see the scope of their required repairs. 


We have kept open communication between the staff and the BOD throughout the project and no decisions were made without the agreement of the BOD. 


We are waiting on the final report from the inspectors to have a better idea of what we are facing and what the future holds for SBLR. We understand your frustrations, your anger, and your disbelief as we are all in the same frame of mind as all of you. Please understand we have been and are working toward the best possible outcome for all parties involved. We will provide more information as it is provided to us.

Update April 16, 2022

  •  We are still waiting for the parts for the Fire Alarm. We have not been told a time of arrival for the parts. Hopefully, it will be this week. 
  • We can not move forward with anything until the Fire Alarm is fixed. 
  • The electrical issue in the pump house will be finished on Monday. 
  • Once the issue is fixed the outdoor pool's filters will be replaced and brought up to code. 
  • Once the filters are installed the outdoor pool will be corrected.

Update for April 8, 2022

  • The parts for the Fire Alarm have been ordered. As soon as they are in they will be replaced and the Fire Alarm inspection will happen. 
  • The parts for the outdoor pool are in. They will be installed as soon as an electrical issue is corrected in the pump house. That should be taken care of Monday. 
  • When we pass the Fire inspection, we will then have the building and health inspection. When we pass those we will open.

Update for April 1, 2022

  • The indoor pool is ready for the health inspection. It is clean and ready for swimming!
  • We contacted the fire alarm people about the quote they said they would have it for Monday. 
  • Once the fire alarm system has been corrected, we will have another fire inspection.
  • We can not open until we pass the fire inspection, building inspection, and health inspection.

Update for March 5, 2022.

  • The final walkthrough of the rooms with the construction company will be on Monday. There are pictures posted of what the rooms look like. Once the walkthrough has been completed the other nine rooms will be put back together. 
  • The construction company still has to remove debris and remove the dumpster from the property. 
  • Pressure washing of the exterior of the buildings will begin next week. 
  • The pool company will come and deep clean the indoor pool and address the outdoor pool. Update for April 1, 2022 The indoor pool is ready for the health inspection. It is clean and ready for swimming! We contacted the fire alarm people about the quote they said they would have it for Monday.
